Reserves and managing them are a critical part of all types of Assisted and Affordable Housing. In non profit Capital Advance properties, the reserves are the primary working capital for the property. Properly evaluating, updating, and managing reserves are an important part of keeping any affordable property financially healthy. We will go over how reserves are structured initially, updated, evaluated, dispersed, and worked into the annual budget process. The prescribed methods for getting reserves released will be discussed for each of the major types of housing programs.
